POOL WILL BE CLOSED EFFECTIVE SEPTEMBER 1 - 🏖️3 Lakes (with beach access - swimming, fishing, Kayaking, paddle boarding, pedal boats.) (Largest- Highland lake is a 3 min drive. Fishing license needed. PLEASE NOTE THAT THERE ARE NO KAYAKS, PADDLEBOARDS, OR PEDAL BOATS AVAILABLE FOR RENT AT THE LAKE.) - 🏊Pool- hours are 11:00am-7:00PM- 2 Min drive, 10-13 minutes by walk. - 🎾Tennis courts - 🏀Basketball courts - 🤾‍♂️Volleyball courts - 🐕Dog park - 🤾‍♀️Playground areas The nearby lakes are a scenic part of the community and open for you to enjoy. However, please note that we do not own or maintain the land or facilities surrounding them. Since they are natural bodies of water, we cannot control aspects such as wildlife (including geese and their mess), algae growth, or other natural conditions that may vary with the seasons. Must be 25 years old to book; Booker must stay at the listing; no bookings on behalf of others. Drivers license and names checked at gate by security guard. 🧍Security guards at the gate will refuse entry if count is more than 10. Violators of this rule is subject to a minimum of $50 per unregistered guest per night. 2. ⛔No parties or loud music allowed. Violators of this rule will be asked to leave with no refund and charged a minimum fee of $500. 3. 🤫Guest acknowledges that quiet hours in the community are from 11PM-7AM which includes not playing music on the deck. 4.🏊 We will FREE provide pool/beach/lake passes for guests to enjoy. If a guest loses a pass, there will be a $200.00 fee requested from the guest. Please return passes to the kitchen island drawer prior to check out to avoid additional fees. 5. 🎆No fireworks are allowed in and around the property. Violation of this rule is subject to a minimum fee of $500. 6. 🚭NO SMOKING/VAPING/HOOKAH USE INSIDE HOME INCLUDING SCREENED-IN-DECK. Guest acknowledges that no "smoking" includes the use of marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $750 charge per day of reservation if this rule is not followed. 7. ✔️Unauthorized late check-out is subject to $50/ half hour for check-outs after 10:00 am. Please be sure to check out on time to ensure that our cleaners have enough time to thoroughly clean and prepare the property for our next guests. 8. 🅿️Parking is not allowed on the street, it is against the community rules. A limit of 4 cars is enforced. Once the reservation has started, cars cannot be switched, so please plan accordingly. 9. 🧹Excessively dirty house will incur an additional cleaning fee (minimum of $200 but could be more) and will be evidenced with photos. If not following any of our rules, forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 10. 🐕No pets allowed. Violation of this rule is subject to a minimum fee of $500. 11.📹 For your security and protection the property is equipped with three exterior cameras- Front of house, backyard and driveway. No interior cameras present. 12.👧👦 The home is not child proof. Please always monitor children while using game room equipment. Guests will be liable for damage to the house, including but not limited to furniture and game room equipment. 13. 🔥Guests use fire pit at their own risk. 🧨We do not provide firewood, lighter or starter. Please do not leave children unattended near firepit. Please do not use the tree branches to light the firepit and do not leave it unattended. Please make sure to extinguish fire before leaving the area. Sometimes there is a burn ban in effect and firepit cannot be used. This is usually displayed at the entry gate. We do not have any control over this. 14. 🦌Please note it is common to see wild life in the area, commonly deer. Bears, fox, coyotes are rare but it is possible you might see them. Guests stay at their own risk. Do not try to feed the wild animals or leave food for them in the backyard. Always leave trash inside the trash can. 15.💦 Guests use hot tub and swing set at their own risk. Please do not leave children unattended in the hot tub. Please replace the hot tub cover after each use and secure straps. We accept no responsibility for any reactions or injuries resulting from use of hot tub and swing set. Our technician will switch out the water during times of deep cleaning, this causes the hot tub to take at least 24 hours to heat up and we cannot control when this happens. 16. 🚗Speed limit within the HOA community is 25 miles/hour. Guests will fined $115 by the security patrol if found in violation of speed limit. 17.🏖️ Lakes: Guests are welcome to enjoy the three beautiful community lakes nearby. Beach towels not provided. Fishing license needed. PLEASE NOTE THAT THERE ARE NO KAYAKS, PADDLEBOARDS, OR PEDAL BOATS AVAILABLE FOR RENT AT THE LAKE. 18. 😋Food delivery from services like Door dash or Uber Eats can be arranged upon request. We kindly ask that no packages be sent to the lodge, particularly via USPS. Suggestions: -⛄Vehicles with 4-wheel drive recommended during winter months because of community’s steep and winding roads. -🦟We have regular professional pest control service at the home. We recommend guests bring insect repellent/tick repellent, especially during the warmer months. While we do our best to keep the space bug-free, the local environment can attract mosquitoes and other insects."

The home is situated within a private gated community called Penn Estates, and it is required for all guests to complete a registration form and a lease Form. 💥THERE IS A $75 FEE IF FORMS ARE NOT SUBMITTED ATLEAST 4 DAYS BEFORE CHECK IN DATE. This will be emailed to you and you can sign electronically. If you do not want to sign electronically, you can always print, sign and send us a picture of your completed registration form. 💥We do offer last minute bookings ( at least 1 day in advance) when feasible but the forms still need to signed and $75 extra fee will apply. Completing this registration form may seem like an extra step, but it is a crucial measure to enhance your safety. With 24/7 security guards at the gate, providing this information ensures the well-being of you and your family throughout your stay. 💥There may be occasional interruptions to Wi-Fi service during snowstorms or windy conditions. We do our best to have any issues corrected as quickly as possible, but some outages are beyond our control.
